Preventing Water Damage In The Spring

During the spring season, the risk of water damage rises as rainfall occurs.  Water can often enter a property due to structural damage and other issues.  Regular inspection and maintenance of your property is crucial in preventing storm damage.

  • Clear your gutters and downspouts of any debris.  A buildup in your drainage system can cause water to flow near your foundation, rather than away from it.
  • Ensure that there are no issues with water pooling around the foundation that can eventually find its way into a structure.
  • Windows and doors should be sealed to help prevent water from entering a property.
  • Check your sump pump for issues and install a battery backup in case of power failure.
  • Inspect your roof for signs of structural damage, such as missing roof tiles.  Repair these areas immediately.

Water Damage in Landisville

SERVPRO of Lancaster East and Southern Lancaster County stopped out to a local home to perform water damage restoration services after the water softener left a substantial leak in the basement.  The standing water had damaged the floors and walls in addition to the furniture and other content in the space.  The homeowner had used SERVPRO before for another property, so he gave us a call to quickly mitigate and dry the affected areas.

Once our water restoration professionals had extracted all of the initial water, our air movers and dehumidifiers were placed throughout the space.  While air movers circulate the air and help to dry particular areas, our dehumidifiers are utilized to remove the excess water from the air until the humidity in the space is reduced to the proper level for the property.  By ensuring proper dehumidification, this helps us to prevent potential mold damage to a structure.  Equipment is set for approximately three days or more if needed.

Using our anti-fungal and anti-microbial solution, our team will clean and disinfect the areas, leaving the property as good as new once we exit the premises!  We also can provide complete content cleaning services as well as storage and disposal for items that have been affected.  Our Reconstruction Department can then provide the finishing touches by restoring what was removed in the process.  This includes the installation of components such as drywall, insulation, trim, floors, and carpets in addition to services such as painting!

Oh No- Wet Carpets!

Wet carpet.

One of the main issues we face when confronted with water damage is the dreaded wet carpets. How does SERVPRO address this you may wander? First off, we have to assess the extent of the damage. The perimeter of wet carpet and pad can easily be determined with a moisture sensor or an infrared camera. Delamination is the separation of the primary backing from the secondary backing. Delamination can easily occur due to overly aggressive extraction, an improper handling or the wrong pad being installed under the carpet. When saturated with Category 3 water, the carpet will be contained and removed for proper disposal. Carpets that have been affected by Category 3 water will be replaced; if any materially interested party disagrees, we can talk with your insurance company. As for carpet padding – that will be removed and disposed of if saturated with Categories 2 or 3 water.

Basement Water Damage.

Equipment is set.

This job came in as a water loss due to a pipe burst in a half finished basement mechanical room with carpet  Although the water was turned off shortly after, the drywall, baseboard, and insulation was still affected heavily. We sent a crew out immediately to asses the damage and get to work! Our crew began extracting water from the basement, which took quite a bit as there was over 1 inch! Afterwards, we removed the content that was affected from being stored in the basement. Since there was a lot of content, we called in some extra technicians to make sure we handled this as quickly and efficiently as possible. Once the standing water and content was taken care of and stabilized, we set our equipment and let the magic happen!

Water Loss in Quarryville

This photo shows the demolition completed due to a toilet line leak.

This water loss was caused by a toilet line break in the customer's 1st floor bathroom. Although the cause seemed small, the damage was quite large! This "small" leak caused damage to a basement, two bedrooms, and another bathroom! Upon arrival, our technicians extracted any and all standing water in the area. Next, they completed demo in all affected areas in order to begin the drying process. After all demo was complete, the technicians began placing the appropriate drying equipment to affectively dry out the entire area. Within 3 days, all materials read dry and it was almost like "it never even happened", if you get my drift!  

Thank goodness they called SERVPRO! Whenever you're in a situation like this, SERVPRO is here to help!

Frozen pipes are no joke!

Winter weather can bring about more issues than
just slippery roads and a sidewalk to shovel. If you live where temperatures sink below freezing level, you are also at risk for frozen pipes and ice dams, which can create a major disaster at your home or property.

FROZEN PIPES
Frozen pipes are often those exposed to the cold weather, such as those outside your house, or in cold areas such as basements, attics, garages, or
kitchen cabinets. A frozen pipe can burst at the point where the ice blockage inside the pipe is located, but typically the rupture is caused by the backflow pressure between the water source and the blockage. A burst pipe can cause considerable damage to your property if not addressed quickly.
To prevent pipes from freezing, here are a few steps you can take, according to The American Red Cross:

  • Be sure to completely drain water from swimming pool and sprinkler lines, as well as outside hoses.
  • Open kitchen cabinets to let warm air near the plumbing.
  • When the weather is extremely cold, let water drip from faucets that may come from exposed pipes.
  • Keep your heat set to the same temperature both day and night.


ICE DAMS
Ice dams can be a little-known, but major problem during the snowy season. They form when heated air melts roof snow downward into
water dammed behind still-frozen ice. When the
trapped water cannot safely flow or run into the gutter system, it can backflow under the roof ’s shingles and into the structure’s interior areas, as well as causing gutters and shingles to move or fall. Icicles can be an initial sign of an ice dam, according to Travelers.com. To spot ice dams inside, “check for water stains or moisture in your attic or along the ceiling of exterior walls of your house. Water stains or moisture may be an indication that an ice dam has formed and water has penetrated the roof membrane.” Removing an ice dam as soon as it is found is vital to helping prevent damage to your property and can be done using heated cables, a roof shovel, or calcium chloride ice melter.

Emergency Water Damage Tips

Be sure to follow these safety tips during a water damage loss.

  • Shut off the water source, if possible or contact a qualified professional to stop the water source.
  • Turn off circuit breakers for wet areas of the building when access to the power distribution panel is safe from electrical shock.
  • Remove as much excess water as possible by mopping and blotting.
  • Place aluminum foil or wood blocks between furniture legs and wet carpeting.
  • Move any paintings, art objects, computers, documents, and other sensitive valuables to a dry place.
  • Do not enter affected areas if electrical outlets, switches, circuit breakers, or electrical equipment are exposed to water. Always avoid electrical shock hazards.
  • Do not use a household vacuum cleaner to remove water! This could cause electrical shock or damage to the device.
  • Do not turn on ceiling fixtures if the ceiling is wet or enter the rooms where ceilings are sagging from retained water.

Understanding Water Types

When your home or business suffers water damage, understanding what type of water you are dealing with is critical to ensuring proper cleanup.

There are three types of water. Clean water is water from a broken pipe or another water source; rainwater is also considered clean. The term gray water is used to classify slightly contaminated water. Clean water becomes gray water when it is left untreated allowing bacteria and other contaminants to begin growing, making the water hazardous. Black water is highly contaminated and filled with fungi, bacteria, chemicals and more. Black water is typically caused by sewage damage, flooding or any type of natural disaster. Black water should always be handled by trained professionals.

Consider taking the following precautions to help minimize damage or prevent further damage while waiting for help to arrive.

Damage from Clean Water

  • Shut off the water source if possible or contact a qualified professional to do so.
  • Turn off circuit breakers for wet areas of the building if access to the power distribution panel is safe from potential electrical shock. Do not enter rooms with standing water, as electrical shock hazards may exist.

  • Do not turn on ceiling fixtures if the ceiling is wet; do not enter rooms where ceilings are sagging from retained water.

Damage from Contaminated Water

  • Avoid all contact with sewage and items contaminated by sewage. Wash your hands thoroughly if you come in contact with contaminated items.
  • Do not walk through contaminated areas, as you could spread damage to unaffected areas.
  • Do not turn off HVAC system if there is a possibility of spreading contaminated air.
  • Do not use household fans to dry the structure; air flow could spread contaminants.
  • Discard any food and/or products for personal hygiene and cleanliness if exposed to the contaminated areas.

Scott and Lisa Kachel Job

A broken pipe in the ceiling of the Kachel Residence caused this massive water damage. We were able to stop the damage in its tracks and preserve much of the basement materials.

Thanks to a timely response the SERVPRO team was able to restore the Kachel's basement and get them back on their feet!
